Maintenance

Every apartment is cleaned, painted, and has the carper cleaned or replaced prior to move-in. The Property Manager also inspects each unit before it is deemed ready.

We offer 24-hour on site maintenance services.

Either call our office during business hours or put in a service request through the online portal. Residents can also call the 24-hour maintenance phone for emergency help.

Maintenance issues are handled in the order in which they are received with any emergency maintenance needs taking precedence.

Yes! Any hole larger than a dime would need to be patched before moving out.

Amenities

We offer 24-hour maintenance service, a 24-hour fitness center, community building with internet café as well as a pool and grill patio. We also offer garages to rent, internet services and Dish Network services without a contract.

Yes, there is free lot parking and also garages with remote openers to rent.

Each apartment has a washer/dryer provided.

Yes, we offer pet friendly buildings where both cats and dogs can be registered (there are dog breed restrictions, so please call the leasing office with any questions).

A pet fee of $150 and $20 per month in pet rent.

Yes. There is a maximum of 2 pets per apartment and the weight of any individual dog or cat cannot exceed 75 pounds and the combined weight of any 2 pets cannot exceed 100 pounds. Please call the office with breed restriction questions.

We offer stainless steel appliances in each apartment which includes a full-size fridge with ice-maker, gas range and installed microwave along with a dishwasher and double basin kitchen sink.

We do not offer furnished apartments but can point you in the direction of companies who can facilitate furnishings.

Yes, our shortest lease term is 6 months.

Yes, we offer corporate housing through VIA by Edward Rose. Please contact your Leasing Office for more information.

Due to COVID-19 we will no longer be able to accept packages in our office.

Treadmills, ellipticals, bike, and weights

There are no quiet hours. We charge a fee to rent our community building where applicable.

Feel free to walk-in or set an appointment.

Management is here until 5pm Monday-Friday.

All applications are online.

We are usually able to get results back within a day, however, sometimes the process can take longer depending on the situation.

The security deposit, Administrative fee, and any prorated rent will be due at the time of move in.

Our Leasing Consultants are happy to provide any information for first-time renters.

Rent can be paid online with a credit/debit card, or bank account with auto-pay options. Rent can also be paid by mailing a check to our home office.

Through your resident services account by toggling to the payments tab and setting up a credit/debit card or with bank account information.

There are additional fees for Internet service, Dish Network and garages.

We provide trash, water and sewer services. All you will have to pay for is the gas and electric bill.

This process will vary from community to community.

We offer Dish Network as well as Bloom Broadband Internet.

You are allowed to have guests at your apartment. We do ask that any guests please park in parking spots facing away from the building.

We have a Cancellation Premium that you can pay at the time you give your move-out notice. The cost of the Cancellation Premium will vary from unit to unit.

We are conveniently located near Wells Fargo and just a short drive to many stores like Walmart, Trader Joe's and Lowe's.

Waukee Community Schools

Windsor Heights Dog Park, Dog Park Des Moines, and Trailside Dog park are all within 8 miles.

Quail Cove Park is less than 3 miles away.
